Watching mid-September 2026, we have a coastline that is no longer one market. Sarasota city held near a half-million-dollar median (Momentum shows $493K) while Venice is settling around $400-$410K and single-family inventory there is actually tight. The corrections run deepest in Osprey and Nokomis, where buyers have the most leverage and months of supply runs seven or more. Bradenton remains the entry point near a $410K city median, though slower 88-day sales show how far the pendulum has swung. For buyers of almost any profile, September is a strong negotiating window; sellers should be realistic at the list price and lean on presentation.
