What's the best Gulf Coast community if I own a boat?
If boating is your priority, Nokomis and Osprey offer the most direct water access. Nokomis has the Nokomis Beach Boat Ramp with direct Gulf access and the Casey Key Marina for island residents. Osprey's Blackburn Bay provides protected Intracoastal access with excellent kayak and small boat launching. Sarasota offers the most full-service marinas including Marina Jack and the Sarasota Yacht Club, but you will pay a premium. Venice has Shamrock Park with a well-maintained public ramp and the Venice Marina for deeper water. For the best balance of boating access and affordability, Nokomis is hard to beat — it offers excellent fishing and boating without Sarasota's premium price tag.

Venice or Sarasota for retirement?
Both are excellent retirement destinations, but they suit different personalities. Venice is ideal if you value a quieter pace, a walkable historic downtown, affordable living (median home ~$385K vs Sarasota's $485K), and a strong sense of community. Sarasota is better if you want world-class arts and culture, a more vibrant dining and nightlife scene, and larger medical facilities. Venice offers excellent healthcare through Venice Regional Bayfront Health, while Sarasota has Sarasota Memorial Hospital, a top-rated regional medical center. Many retirees initially choose Venice for the value and then spend weekends enjoying Sarasota's amenities — it is only a 25-minute drive.

Where can I live within 15 minutes of the beach under $500K?
You have several excellent options. Venice offers the best value: many homes in the $350K-$450K range are within 10 minutes of Venice Beach and Caspersen Beach. In Nokomis, you can find homes under $500K within 5-10 minutes of Nokomis Beach, especially in the inland neighborhoods. Bradenton is the most affordable option, with homes in the $300K-$400K range within 15 minutes of Anna Maria Island's world-class beaches — Coquina Beach and Bean Point are spectacular. In Sarasota, you will need to look at condo options under $500K near the beaches, or consider neighborhoods like South Gate or Central Sarasota which are 10-15 minutes from Lido Key and Siesta Key. Osprey is more expensive, with median home prices around $625K, making it harder to find under $500K close to the beach.

Which areas don't have CDD fees?
Community Development District (CDD) fees are common in newer master-planned communities but are generally not present in older, established neighborhoods. In Sarasota, older neighborhoods like Laurel Park, South Side Village, and the Historic District near downtown typically have no CDD fees. In Venice, the historic island district and many older neighborhoods south of Venice Avenue are CDD-free. Most of Nokomis and Osprey's existing residential areas predate the CDD structure and do not have these fees. In Bradenton, the older River District, West Bradenton neighborhoods, and the Village of the Arts area generally have no CDDs. New communities like Lakewood Ranch, Wellen Park, and newer developments in North Sarasota and East Bradenton almost always carry CDD fees ranging from $1,500 to $4,000 per year. Always check the seller's disclosure — your agent can verify whether a property is subject to CDD assessments.

That said, the vast majority of days during hurricane season are beautiful, sunny, and calm. The key is preparation, not fear.
